Custom Home Process

MTBH is a custom home design build firm that is singularly focused on delivering extraordinary contemporary homes at outstanding values.

It begins with our customer’s vision. They have seen our homes and they are inspired. We listen to what they want to accomplish in terms of their desired lifestyle, aesthetic preferences and budget. We then assimilate and execute measured steps to accomplish their goals. Here is how it works:

What is The Project Budget?

We use this as a starting point and discuss the cost variables associated with designing and building one of our homes. We build homes with budgets from 500K to over 2M. One thing is constant in every one of our projects – each client has a specific amount of funds to allocate to their project. Our job is to make the most of those allocated funds by combining design skills, discipline and judgment. The principal of MTBH is Richard McGinniss. Richard has decades of proven experience with designing and developing residential programs. This experience ranges from being a carpenter while pursuing his undergraduate studies in architecture, to project executive for the largest construction management companies in the country, delivering a variety of large scale hospitality, residential and corporate headquarters, to being to President of a residential development company with 200M in annual sales.

Do We Need a Parcel to Build On?

Sometimes our clients already have a parcel. If a parcel has not been identified, we discuss allocation of budget for a parcel purchase then focus on location parameters. 50% of our projects require a parcel search. We have established relationships and processes that ensure success.

Concept Design

Prior to committing client project funds MTBH solidifies a project budget based on in depth discussion of project requirements. With a minimal and non-binding deposit we then provide a concept design consisting of floor plans, site plan and elevations. Once approved, we analyze and update the budget for approval.

Design Development

We start the detailed design and planning process. This consists of translating concepts into detailed drawings. As we progress through this phase, we are also working through all the selections within the home including final cabinets, appliances, plumbing fixtures etc. and test these against the concept budget. This process is iterative and we engage the clients with the myriad options so we are managing the budget in real time as well as realizing the desired design aesthetic. Our goals are simple – outstanding design with no surprises.

Construction Drawings

Once the design development phase has been reconciled and approved, we complete the drawings for permitting and any final budget adjustments, we go to contract and start the build process.

Delivery

Our TEAM guides you through the process and the ups and downs associated with delivery in a tight labor market. Richard and Jacqueline join you in ongoing project meetings identifying problems solutions and rigorously tracking schedule milestones.
